Choosing a Real Estate Agent

There are several factors you should consider when selling your home, and one of the most critical is choosing a real estate agent who will represent you. The right agent will sell your property for the highest possible price in a reasonable time, while the wrong one could spell disaster.

First, consider the experience levels of the agents in your local market. Real estate is very much location driven, and even a few blocks’ distance can make a difference. Just because Uncle Bob or Aunt Betty is a professional and does a great job selling property in Anaheim, that doesn’t mean they will be ever be able to sell a home in Long Beach.

A professional real estate agent will know the laws that will govern the sale of your home. Virtually every city has zoning and building codes that they enforce. Some cities regulate the ability of a real estate licensee to do business within their boundaries, and might require a special license. A good real estate agent will know the local quirks, and steer you safely through them.

A local real estate agent will be accessible in person, and be available more frequently for open houses, to give you advice, and to help you with marketing materials such as flyers and pamphlets. They will know what schools service the property. Where the local banks and shopping is located. Being frustrated because the agent has to make a special trip to you will only make the sales process more difficult.

The other advantage to having a local agent represent you is a local presence. They will know the other players in the market who will help co-market your property. Their network will be more efficient and in-place. Visitors to the community looking for a home will be able to walk into their office and find out about your house for sale.

A local real estate agent will have access to sales data for the previous year for comparable homes. They will be able to list your property with a multiple listing service (MLS) that serves your area. This is extremely valuable, because house shoppers may choose an agent at random, with a general idea of the price and location they want. Without a listing in the local MLS, those opportunities are lost.
